THE TEAM
The Retail and Commercial Development (R&CD) team is a cohesive
team whereby each member supports the others with inter-functionality between
the members and the property portfolios.
WHAT YOU WILL DO
Reporting to the Director, Commercial & Retail Development, this
position is responsible for the management of an active portfolio of airline
and commercial leases and licenses, as well as the coordination of new air
terminal complex developments in the air terminal portfolio.
The position is responsible for the following primary duties:
• Solicit and negotiate offers for new retail, food & beverage and
service concepts to satisfy customer demands and expectations while trying to
ensure such new opportunities will generate enhanced revenue flows for the
airport, with the potential for additional revenue growth
• Analyze tenant sales pro-formas to ensure profitability in order to
determine maximum rent threshold and sustainability in the airport market
• Negotiate and complete leases, lease renewals and lease amending agreements,
while coordinating airport and tenant legal counsel interaction
• Liaise with and between all airport tenants, including retail
tenants, airline carriers, airline maintenance and related aviation businesses
as it relates to concerns regarding their business, airport policies and
procedures, to ensure tenants adhere to Agreement terms and conditions
• Review and approve tenant development projects prior to Construction
Installation Permit submissions (CIP), seeking out solutions to problems between
tenant and landlord that will result in a win/win situation for both parties
• Rationalize and re-allocate space within the air terminal building on
an as needed basis
• Ensure tenants maintain a high standard of customer service for all
passengers and guests to the airport
• Liaise with contractors, in-house departments and tenants with
respect to the relocation and construction of tenant spaces impacted in the
redevelopment and expansion of the air terminal building
• Actively participate, facilitate and conduct internal and external
meetings as required
• Consult with internal/external partners including daily consultation
and joint decision making
• Develop guidelines, plan and execute implementation of Supply Chain
Management Program to ensure tenant compliance with Transport Canada Security
& Emergency Preparedness Plan
• Periodically audit tenant practices to ensure continued ability to
safely operate post security concessions.
• In collaboration with other departments, plan, develop, organize,
lead and execute concession promotional programs, identify component program
requirements, and ensure departmental client sign-off as appropriate, for
initiatives.

WHAT YOU BRING
• Experience in commercial property management, real estate
development, hospitality, retail and consumer goods, and/or legal contracts
• 7+ years business experience with a degree in business, MBA is
considered an asset
• Successful track record in developing retail
• Strong knowledge and experience managing multiple partners
• Knowledge of contract law contracts, leases and marketing of
properties (market condition/analysis, tenant retention)
• Understanding of landlord/tenant relations and requirements of each
party as it relates to lease provisions
• Knowledge of budgeting, accounting and financial pro-formas in order
to evaluate vitality of businesses; basic mathematics of finance to determine
net present value for assessing business undertakings
• Knowledge of tenant space development processes and requirements
• Knowledge of assignment/sale of businesses
• Excellent negotiation and communication skills
• Ability to manage a number of projects simultaneously and ensure that
the goals for each are met
• Superior ability to handle multiple demands, cope with changing
client needs and thrives in a busy work environment
• Must be able to obtain and maintain a Restricted Area Identification
Card (RAIC)
