The Role
Reporting to the Director, Land & Transportation Development, the overall responsibility of this position is to actively maintain current tenant relationships and manage all aspects of the airport land portfolio. Specifically, the position has the following primary duties:
- Administer land leases, licenses, easements, renewals, assignments, amendments and tri-party agreements in consultation with legal advisors.
- Determine, negotiate and implement land rental rates for both short term and long term leases.
- Manage real estate appraisals and the monitoring of land values, rental and vacancy rates.
- Manage lease monitoring systems and procedures, including input of data into automated systems.
- Act as initial landlord contact for land tenants and interested parties. Ensure compliance with lease terms and conditions. Rationalize land use by existing and potential tenants.
- Prepare and administer tender documents and requests for proposals for land development opportunities.
- Develop Capital and O&M budgets for land development and infrastructure improvement projects.
- Conduct research and analysis regarding potential expansion of existing leases and proposed developments.
- Coordinate with architects, engineers and planners relative to project design and construction.
- Facilitate and manage proposals for existing tenant and landlord improvements affecting tenant and non-tenant land.
- Review, inspect and approve tenant-initiated and landlord-initiated facility improvements.
Basic Requirements
- Solid knowledge of contracts and leasing, land development processes and requirements, real estate acquisition and disposition practices.
- Knowledge of municipal development approval processes, municipal planning principles and the land titles system.
- Excellent interpersonal and communication skills, both written and oral.
- Intermediate knowledge of Microsoft Excel, Power Point and Word.
- Ability to work well in both a team and individual environment.
- Must possess a valid driver's license.
Additional Requirements
- Related post-secondary education and experience with automated property management systems.
- Experience with Transport Canada's airport leases would be considered an asset.
