Reporting to the Senior Manager, Property Leasing Development and Management, this position will support the overall Aviation Services Business Plans, manage the GTAA airside property portfolio and recommend decisions regarding the development of land for various operational support purposes. Job Description Provide leadership/management and coaching/mentoring to direct report(s) Managing commercial customer relationships at the local level airside tenants. Preparing strategic real estate business plans including highest and best use analysis, pricing and development strategies for GTAA airside real estate assets Managing the development and administration of real estate services including the negotiating of leases and development agreements for third party developments at Toronto Pearson in support of Aviation Business Development Preparing annual budgets and forecasts for capital projects, operations and maintenance expenses and revenues. Providing functional guidance and direction to Aviation Services Property Leasing and Development Staff Monitoring airside real estate conditions and trends Develop annual plans, and make recommendations for the 5-year plan, for property development and leasing initiatives for airside assets for inclusion in the overall Aviation Services Business Plans Manage a team within Property Leasing & Development including staff hiring, discipline, and budget Develop annual lease rates for various airside real estate offerings and prepare annual budgets, forecasts and variance reports for Aviation Support assets Undertake the negotiation of leases for aviation support related properties and maintain ongoing relationships with existing and prospective tenants to ensure growth in revenue Manage the day-to-day operations and maintenance contracts with third party providers (such as cleaners, HVAC, plumbers, snow cleaners, etc.) for GTAA owned facilities (3-Bay Hangar, Infield Cargo 1, 2 & 3, AC EMB, , Hangar 4, Hangar 10) Define, implement, and continuously improve the process related to the approval, evaluation and renewal of commercial agreements for aviation and aviation support customers at Toronto Pearson Responsible for being a customer centric Leader with respect to the Mission, Vision, Values and Beliefs Job Requirements Qualifications: Must possess a post-secondary degree or three (3) year diploma in Business Administration, Economics, or Commercial Property Management Minimum of Five (5) years direct experience in property management, lease administration, lease compliance experience in property, or real estate industries Demonstrated experience as a People Leader in a matrix organization: direct report or cross-functional experience preferred Demonstrated experience working in a customer centric environment Must possess a valid Provincial Ontario Driver’s license Must be able to obtain and retain a Transportation Security Clearance Knowledge, Skills and Abilities: Demonstrated leadership with an ability to think & act strategically, communicate with clarity, and simplify the agenda. Knowledge of Real Estate marketing, business planning and negotiation is an asset. The ability to develop and implement negotiation strategies, and to exercise sound independent judgment. Knowledge of various functions within property management and industry best practices relating to commercial agreements, including but not limited to: acquisitions, valuation, taxation, security deposits, insurance/ maintenance/ facility requirements, etc. Knowledge of airport operations and how they relate to property management and rentals is considered an asset Experience in preparing, analyzing and presenting market and/or statistical data. Excellent written and oral communication skills. Able to write logical, comprehensive and concise reports and correspondence. Proficiency with business computer applications. Superior interpersonal skills to establish effective working relationships with internal and external stakeholders.
